what do we do ?
Design
Once you have contacted us we will arrange to meet you to discuss your project. This initial visit is free.
We will then prepare a fee proposal based on your budget costs. The fee proposal is broken down into several parts to cover the different stages of the project .When you are happy with this proposal and have asked any questions you might have we will arrange with you a suitable time to carry out a dimensional survey of your property. Once this is done and the plans are drawn up we can start to design. Design is a two way process and it might take several goes to get down on paper what you want.
Budget Costs
Its important to have some idea that your project can be realised within your budget. We can help you to get some initial cost from a few local builders.
Planning permission
When you are happy with the overall design and the budget costs we will submit a Planning application on your behalf, that is, if Planning permission is required. Some alterations and extensions are considered permitted development and do not require Planning permission. We will liaise with the Planning Department to allow your application to be processed.
Building Warrant
We will prepare Building Warrant drawings and a specification to submit to Building Control to gain a Building Warrant. Most alterations and extensions will need to have a Building Warrant before any work is started on site. At this stage you might also require structural drawings and an SER Certificate (Structural Design Certificate) from an Engineer. We can help you to get a fee quotation for this work. Work on site should not be started without a Building Warrant.
Tendering
Preparation of detailed drawings along with descriptions of work and tender documents can also be provided if detailed quotes from several builders are required.
On Site
Site Inspections and visits can also be carried out during the building process if requested.
Contract Administration
Standard Forms of Building Contracts can be used.
